Drainage Issues During The Rainy Season
Common yard drainage problems are rainwater runoff flooding homes, yards, and pools. Many homeowners, builders, and business owners first consider installing a Channel Drain or French Drain. This is an option in some cases, such as when you are working in tight spaces. These drains can be very expensive and need to be maintained annually. We would like to offer a permanent, and often more affordable, option – Grading the Property.
Each property has a specific level and sloped areas, which is known as its “grade”. The yard must be properly graded in order for rainwater to drain properly. This would direct water runoff away from your home and buildings and allow it to naturally drain out of your yard. Sometimes the grading of the home is incorrect and sometimes material deposits that have accumulated over a long period of time can block the natural flow. This causes drainage problems around your home, buildings, pools, and other areas of your property. To correct this problem, you will need the services of a professional excavation company.
To address drainage problems on the property, the excavation company will ‘Regrade’ it. To move their equipment (typically a mini excavator and skid steer), they only need to have access to the space via existing access or removing a section from fencing. They then work to regrade your property by moving around dirt and cutting and filling the material to alter the natural slope. They then use a laser to check the grade to make sure that no water is leaking onto your property. It is usually cheaper to re-sod the yard than to have a French drain installed. This solution is permanent and requires no maintenance.
A word of caution: If the soil has already been saturated with water, it can make yard grading difficult. This would increase your costs and require more time.
